About COC
What is a COC inspection?
A Certificate of Compliance (COC) inspection is a comprehensive check of your property's entire electrical installation against the SANS 10142 standard. It covers everything from the main incoming supply to every plug point, light fitting, and appliance connection in the building.
In South Africa, a valid COC is legally required whenever a property changes hands. But it is not just a box-ticking exercise for conveyancers. The inspection exists to verify that your electrical installation is safe for the people living or working in the building. Faulty wiring, poor earthing, and defective protection devices cause fires and electrocutions every year in Gauteng.
After 30 years in the trade, I can tell you that roughly 60% of properties in Pretoria fail their first COC inspection. That is not because the houses are dangerous, most issues are minor and fixable within a few hours. But they do need to be addressed before a certificate can be issued.
When you need it
Three moments you need a COC
Not sure if you need one? You probably do, under one of these three conditions.
Property Sale
Selling your house, townhouse, or sectional title? A valid COC is required before the Deeds Office will register the transfer. The seller is responsible for obtaining it. Plan for this early, do not leave it until the last week before transfer.
New Installation
Any new electrical installation, whether it is a new build, a granny flat, or a converted garage, needs a COC before it can be connected to the municipal supply. The installing electrician issues this.
Alterations & Additions
Added new circuits, moved plug points, or installed a geyser? Any change to the electrical installation requires a COC for the altered work. This includes generator changeover switch installations and DB board upgrades.
What we test
Four critical safety checks
Every inspection covers these four fundamentals, plus the full SANS 10142 checklist.
Earth Leakage Protection
We test every earth leakage relay on the DB board to confirm it trips within the required 30mA threshold and within 300ms. A faulty earth leakage is the single most common reason properties fail a COC inspection in Pretoria.
Earthing & Bonding
We measure earth resistance and inspect bonding connections to water pipes, geyser, and structural steel. Poor bonding means electricity has no safe path to earth during a fault, a serious safety risk.
DB Board Condition
We check the distribution board for correct circuit breaker sizing, proper labelling, no exposed live parts, and adequate clearance. Old boards with rewireable fuses are an automatic fail and need upgrading.
Circuit Integrity
Every circuit is tested for insulation resistance, polarity, and continuity. We check that live, neutral, and earth wires are correctly connected throughout the installation. Reversed polarity is dangerous and surprisingly common.
Process
How a COC inspection works
From booking to certificate, five simple steps.
Book Your Inspection
Call us or fill out the contact form. We schedule within the same week for most Pretoria properties. We will confirm the date and give you a clear price upfront.
On-Site Inspection
Our registered inspector works through the full SANS 10142 checklist. We test every circuit, check earthing and bonding, inspect the DB board, and verify earth leakage protection. Takes 1-3 hours depending on the property size.
Detailed Report
You receive a written report of all findings. If non-compliant items are found, we list exactly what needs fixing, where it is, and what it will cost to repair. No vague descriptions.
Repairs (If Needed)
Our team carries out the non-compliant repairs. We fix it properly the first time, no shortcuts. Once repairs are done, we re-inspect the affected items to confirm compliance.
Certificate Issued
Once everything passes, your COC is issued within 24-48 hours. The certificate is registered and valid for property transfers, insurance, and rental compliance.

Common failures
Why properties fail a COC
The five issues we find most often, with typical repair costs.
Earth Leakage Not Tripping
About 40% of properties we inspect in Pretoria fail on earth leakage. The relay may be old, faulty, or incorrectly wired. Replacement typically costs R800-R1,500 depending on the unit.
Missing or Poor Bonding
Bonding connects your geyser, water pipes, and metal structures to earth. Many older Pretoria properties were never bonded properly, or the bonding has corroded over time. This is a straightforward fix but a definite fail.
Outdated DB Board
Properties still running rewireable fuse boards or boards with no earth leakage protection will fail. A full DB board upgrade typically runs R3,500-R6,000 depending on the number of circuits.
Illegal Alterations
Extensions, granny flats, or braai areas wired by unregistered persons. If we find wiring that does not meet SANS 10142 standards, it must be brought up to code before a certificate can be issued.
Damaged or Exposed Wiring
Junction boxes without covers, wires hanging loose in the roof, or cable runs without proper protection. These are safety hazards and will not pass inspection.
